A quieter kind of representation.
Vanguard & Stone is a private architectural real estate practice representing a small number of significant houses across three coastlines.
We do not sell square footage. We represent spaces where architectural genius meets uncompromising craftsmanship.
The practice was founded in Cape Town in 2014, in the belief that the most important houses rarely reach the open market. They are passed between families, architects and private offices — introduced, not advertised.
Today we represent residences in Clifton and Bantry Bay, on Palm Jumeirah, and along the Côte d'Azur between Cap d'Antibes and Saint-Jean-Cap-Ferrat. Every house is visited, studied and documented by our own team before it is offered. We take no listing we would not live in ourselves.
Our work is deliberately slow. One advisor carries each relationship from first conversation to transfer; one archive holds every drawing, material sample and restoration record. Discretion is not an add-on. It is the method.

Our method
Three principles,

The register is small because the standards are not negotiable. These are the commitments we make to every client and every house.
Discretion before marketing
Most of what we represent is never published. Introductions are made personally, and client names, prices achieved and the location of unlisted houses remain private indefinitely.
Architecture before square footage
We study the plan, the section and the material palette before we discuss a price. A house is represented through the intelligence of its architecture, not the arithmetic of its area.
Provenance before price
Who drew the house, who built it, and what has happened within its walls matters. We document provenance to museum standard and release it only to qualified parties.
